Rental Income Program Overview

  • Monthly income is distributed on the 20th of the month following residence occupancy
  • Expenses for marketing and advertising, reservation booking, and management supervision/operations services are included

  • Owner may use their unit when unoccupied and only pay house-cleaning fee
  • All bookkeeping and financial reporting information is provided

Frequently Asked Questions

Can you provide rental rate and occupancy projections for future rental income?
Unless the rental property is registered as a security, it is against security regulations to provide projected future rental rates, occupancy and income. However, we will provide historical performance data of residential properties in the area, which may give an indication of what may be expected in the future.

How will you set the rental rates?
Rental rates will be determined by assessing the competitive rates of similar residences in the area. Rental rates will vary by seasonality and special events in the area. Our diligent rental revenue manager will continually assess and update the optimum rates to ensure high occupancy and rental income for you.

How will I know that my residence in is perfect condition for rental use?
You will be provided with a monthly checklist of the condition of your residence and any repairs that may be required. Additionally, a thorough inspection is performed after each rental period.

How long is the term of the rental agreement and can I cancel it?
Our rental agreement may be cancelled at any time, with a 60-day notice, without penalty or cancellation fees.

A local realtor contacted me and will only charge a 15%-20% rental fee; will this be more beneficial to me? How does that compare to KeysCaribbean?
Local realtors rely on potential renters contacting them, to then offer one of many residences they have available. KeysCaribbean invests annually to accept reservations, promote and market your residence on Internet sites, with travel agencies, and through direct sales. We aggressively promote to all of the targeted “feeder” markets, where our future guests live. We also offer potential renters unique advantages such as Adventure Concierge amenities and value-added discounts for activities and priority services, all of which will entice them to reserve your unit.

Who will provide the house cleaning and laundering of my linens and towels?
KeysCaribbean provides all cleaning and laundering services along with your property management needs.

Is there a sign up fee?
No fees – simply enjoy receiving your monthly rental income check each month.
